Article 1 (Purpose and Applicability)
This Facility Use Policy (the “Policy”) applies to all guests staying at Azumino Hotaka Another House (the “Property”).
By completing a reservation and checking in, guests are deemed to have agreed to this Policy.
Article 2 (Nature of the Property)
- The Property is a private, whole-house accommodation limited to one group per day.
- Check-in and check-out are operated through a self check-in system (“FlexIN”), and the Property is not staffed on site.
- While staff are not present at the Property, support is available via designated contact methods in the event of emergencies or issues.
Article 3 (Check-in and Check-out)
- Check-in is available from 4:00 PM, and check-out must be completed by 10:00 AM.
- Early check-in or late check-out is not available unless expressly agreed to in advance.
Article 4 (Maximum Occupancy)
The maximum occupancy of the Property is four (4) guests.
Occupancy includes children who require bedding.
Any use exceeding the maximum occupancy must be approved in advance by the Property manager.
Article 5 (Prohibited Activities)
The following activities are strictly prohibited:
- Use of fire, including barbecues, bonfires, fireworks, or similar activities
- Bringing pets onto the Property
- Smoking inside the building (smoking is permitted only in the designated outdoor area)
- Loud music, parties, or banquet-style gatherings
- Outdoor conversations or noise between 9:00 PM and 8:00 AM
- Entering areas or shelves marked for staff use only
- Removal of any Property-owned items
- Disassembly, modification, or improper use of facilities or equipment without permission
Article 6 (Natural Environment and Neighborhood Considerations)
The Property is located in a quiet residential and natural environment.
Wildlife such as monkeys, deer, or bears may occasionally appear in the surrounding area. Feeding animals or leaving food outdoors is prohibited. Please exercise caution when going outside at night. If you encounter a wild animal, do not approach it and keep a safe distance.
Insects may enter the building depending on the season. Please use the insect-control items provided.
Article 7 (Use of Facilities and Equipment)
- All facilities and equipment must be used in accordance with the instructions and precautions described in the House Guide.
- High-temperature equipment, including the pellet stove, must not be operated in any manner other than as instructed.
- The pellet stove remains hot during operation and for a period after it is turned off.
- For safety reasons, use of the pellet stove is not recommended when small children are present.
- When using the pellet stove, guardians are responsible for careful supervision at all times.
The Property assumes no responsibility for burns, injuries, or accidents resulting from improper use, insufficient supervision, or failure to follow the House Guide instructions. - If you have any safety concerns, please use alternative heating equipment such as air conditioners, oil heaters, or heated carpets.
- Guests may be charged for repair or replacement costs resulting from misuse, negligence, or improper handling of facilities or equipment.
Article 8 (Cleaning and Waste)
Daily cleaning during the stay is generally self-managed by guests.
For consecutive stays, light cleaning (e.g., towel replacement and garbage collection) is conducted every two nights.
Garbage must be separated according to instructions and must not be left outdoors.
Article 9 (Disclaimer)
The Property is not responsible for inconvenience or loss caused by weather conditions, natural disasters, transportation issues, or communication failures.
The Property is not liable for accidents, injuries, or theft during the stay unless caused by gross negligence or willful misconduct of the Property.
Due to the unmanned operation, immediate on-site assistance may not always be available.
Article 10 (Termination of Use)
The Property reserves the right to terminate the stay and request immediate departure if:
- This Policy is violated.
- The guest causes serious disturbance to neighbors or the surrounding environment.
- The guest fails to follow instructions from the Property manager.
In such cases, no refund of accommodation fees will be provided.
Article 11 (Restoration Costs and Non-Operation Charge)
If the guest’s use results in any of the following, the Property may charge the actual costs required for repair, restoration, or special cleaning:
- Smoking inside the building or outside designated smoking areas
- Bringing pets onto the Property
- Significant contamination, damage, or persistent odors
- Damage caused by intentional acts or serious negligence
If such incidents require work beyond normal cleaning or inspection and prevent the Property from accommodating subsequent guests, the Property may additionally charge a Non-Operation Charge, representing compensation for lost accommodation opportunities.
A Non-Operation Charge refers to the reasonable cost corresponding to the period during which the Property cannot be used due to restoration or repair.
All charges will be calculated within a reasonable scope, based on the nature of the incident, restoration period, and actual expenses incurred.
Charges may be collected using the payment method registered at the time of reservation or through other reasonable means.
Article 12 (Cancellations and Modifications)
Cancellation and modification conditions are governed by the cancellation policy of the booking channel used (official website, booking platforms, etc.).
This Policy defines rules and responsibilities during the stay and does not itself establish cancellation conditions.
Article 13 (Amendments)
This Policy may be updated without prior notice when necessary.
